Completing the purchase of your new home.

 

This is arguably the most exciting stage in the sequence of events leading up to the purchase of your new home. It can also be the most stressful because the process is so different to the one you are familiar with. Sunset Properties prides itself on being with you every step of the way to advise, reassure and look after your interests. This is how we structure the process for our clients:

We provide a financial completion statement setting out what exactly has been paid to whom so far and what still remains to be paid. This clarifies your costs, shows you what money you need to complete and serves as a permanent record for the future.

Using this statement you must make sure your money is transferred to your Spanish bank in good time and that a banker's draft payable to the vendor has been ordered. We can arrange this for you and go with you to collect it if you wish.

 

At the Notary

 

On the day, all parties meet at a fixed time at the Notary's office. We will drive you there if you prefer – just one less thing to worry about. Present will be the buyer, seller, your estate agent, your legal representative and a representative of the bank if you are taking out a mortgage. Obviously both parties must be there if the house is currently jointly owned and if you are buying in joint names. It is also possible to arrange for a Power of Attorney for any of these signatories but it must be arranged well in advance.

Before you see the Notary, the escritura (title deed) will be translated for you and explained fully by your legal representative. Don't be afraid to ask questions and satisfy yourself on any points you're unsure of.

The legal documents will be signed in front of the Notary – you will still have your estate agent and legal advisor with you and this part of the process normally only takes a few minutes.

Once this is done, the house is yours. All you will walk away with are the keys since registration and production of the final escritura in your name can take 2 – 3 months. Your legal representative will collect it for you when it's ready and you can either collect it or leave it with him/her for safekeeping.

One last thing to remember is that you should arrange house and contents insurance for your new home – another thing that we can help with. Then enjoy your new home.
