| NOTA SIMPLE |

The Nota Simple is an extract from the land register. When you bought your house the escritura was sent to the land registry. On occasions the land registry have been known to make mistakes when they have registered property descriptions.
The description on your escritura MUST correspond with the description on your Nota Simple.
- How can you confirm that the property description on your escritura matches the Nota Simple?
As the description on the Nota Simple is the one used by the buyer's lawyer it is essential that it is correct. A new and up to date Nota Simple is required to market your property for sale. |

When your IBI bill arrives you might notice that your name does not appear at the top of the bill, this will indicate that there are problems with the catastro.

- Certificado de antiguedad - proves that your property is more than 4 years old
- Certificado de no infracciones urbanistica - now required by almost all buyers lawyers and all bank valuers to prove that there are no outstanding issues with the property at the town hall.
