It will also give you peace of mind that all of your documents are correct and up to date.

Included in the service:-

1. We will visit you at your property.

2. A full check on all of the documentation for your property will be carried out.

3. Supply you with a report indicating where there may be problems that need to be addressed.  Any issues raised will normally need to be corrected prior to a sale to ensure that the sale is problem free and not delayed.  We will check the escritura, the catastro, your IBI and any other issues or questions you might have relating to your property and advise you of what you might need to do.

4. From your documents a pack will be prepared to include copy documents so that you can present them to any estate agent with whom you would like to market your property, included will be:

• An index of Documents
• Escritura
• IBI (council rates)
• Electricity bill
• Water bill
• Telephone bill (if applicable)
• Community details (if applicable)
• Passports
• Residencia/NIE certificates
• New Nota Simple - certificate costs 15 euros
• Completed Ficha Informativa (provides information for prospective buyers)
• List of any furniture included in the sale.
• Certificado de no infracciones de urbanística (indicates that the townhall have no outstanding issues with your property) - certificate costs 30 euros
